Position Description
Position Title: Maintenance Technician
Department: Physical Plant
Reports to: Maintenance Supervisor, Physical Plant Director
The mission of the Physical Plant Department is to operate, maintain, and renew campus facilities in order to provide clean, safe, healthy, attractive, and productive environments for the learning and living of students and the teaching and working of staff. A. Summary
The Maintenance Technician works under the Maintenance Supervisor. They assist the Maintenance Supervisor or Physical Plant Director as needed. They oversee the campus HVAC controls and boiler systems. They assist in the planning and repairing of major projects in electrical and plumbing infrastructure as well as campus HVAC needs.
B. Primary Duties and Responsibilities
- Performs preventive maintenance for all HVAC, boiler, pumps, backflow devices, elevators, and related areas on a regular basis, by scheduled work order or as system requires. Corrective repair of systems as needed.
- Conducts inspections and cleaning of equipment rooms and systems as needed or assigned.
- Maintains and repairs temperature controls on a regular basis and ensures comfort control settings for chapel service and other events on campus.
- Oversees the operation and controls of boilers, including water treatment, scheduled corrective maintenance, and corrective or preventive repair as needed.
- Coordinates and orders inventory items for related field of HVAC and other major maintenance items as assigned. Submits purchase requisitions as needed for inventory while conducting competitive price quotes from area vendors.
- May perform major repairs or new installation of electrical needs and assist in troubleshooting problem areas. May work with outside electrical contractors as needed.
- May perform major repairs or new installation of plumbing needs and assist in troubleshooting problem areas. May work with outside plumbing contractors as needed.
- Conducts repairs as needed to Dining Hall equipment, as approved by the Food Services Director, through the work order system or on an emergency assignment. May assist in referring an outside contractor or equipment vendor.
- Reports as needed for replacement systems or potential life expectancy of equipment. Submits bids or competitive quotes for replacement items on contractor installation projects.
- Assists in the planning and implementing of major renovations or special projects.
- Makes repairs as needed, including metal fabrication, welding, cutting, or assembly as assigned to projects or work orders.
- Receives work orders from Supervisor to perform other various duties by the Physical Plant Director.
- Completes assigned work orders on a preventive schedule and on given projects.
- Accepts responsibility to clean up after given assignments or as created by projects.
C. Knowledge, Skills, and Abilities
- Ability to recognize and locate conditions that require repair and maintenance
- Ability to troubleshoot HVAC components with built-up systems and package units, which may include controls systems, boilers, refrigeration and refrigeration controls
- Ability to follow blueprints and understand technical instructions
- Analytical and mechanical aptitude
- Ability to work independently
- Ability to keep records
- Ability to work with inspectors
- Ability to perform preventive maintenance
- Ability to do service work that may include repairing or replacing electrical controls, relays, thermostats, transformers, motors, compressors, refrigerant recovery and evacuation, brazing, and other functional components of the HVAC system
- Excellent verbal and written skills
D. Minimum Education and Experience Requirements
- Minimum of four years experience in commercial and residential HVAC services
- EPA certificate or EPA-licensed
- Valid driver’s license
- Valid HVAC/Refrigeration certification
- Experience with plumbing and electrical
- Experience in brazing and welding
- High school diploma
E. Work Environment and Physical Requirements
The Maintenance Technician will have to spend up to eight hours or longer standing, sitting, bending, twisting, turning, using arms and hands for reaching, throwing, handling, and manipulating objects, lift items weighing up to 75 pounds, need to be able to climb up and down ladders, scaffolds, and other climbing devices, be able to see naturally or with correction, and safely perform designated tasks. May at times work outside, in high places, in confined areas, or in extreme cold or heat.
